Reservations

To validate a reservation, the guest must provide proof of payment and the following information:

Full name
Date of birth
ID or passport number
CPF
Full address (street, city, state, ZIP code)
Phone number
Email address
Estimated arrival time / flight number (if applicable)
Departure time
Full names of additional guests (if any)

A reservation is considered confirmed only after the confirmation email is sent by the Unik Villas Vacation Homes reservations department.

Payment terms, rental and insurance

A 30% deposit of the total rental amount is required to confirm the reservation.
The remaining 70% balance must be paid up to 15 days prior to check-in.

The deposit may be paid via bank transfer/deposit or credit card.

Full property details (address, access codes, instructions) will be released only after full payment is received.

🔒 Mandatory insurance
Insurance is mandatory and automatically included in the total reservation amount.

Payment transfers must be confirmed by email.

Minimum age
At least one guest must be 23 years of age or older and will be the legal responsible party for the reservation, the property, and compliance with all rules.

Check-in
Check-in time: from 4:00 PM

Guests must inform their arrival time and provide an active contact number.
Failure to do so may prevent check-in.

Arrivals before 4:00 PM:

The property will most likely not be available.
Early arrivals must be confirmed in advance and are subject to availability.

Check-ins between 10:00 PM and 6:00 AM:
The previous night will be charged.

Check-out
Check-out time: by 10:00 AM

Late check-out penalties:

USD 60.00 fee for departures up to 12:00 PM

One full night charge for departures after 12:00 PM, unless previously agreed

Late check-out requests must be made in advance and are subject to availability.

Cancellations and changes

In case of cancellation or no-show, the reservation deposit is non-refundable.
No refunds will be issued if the guest leaves the property before the end of the stay, regardless of the reason.

Immediate termination

Unik Villas Vacation Homes reserves the right to terminate the rental immediately without refund in cases of:

Exceeding maximum occupancy
Disturbances or violation of community rules
Parties or unauthorized events
Illegal drug use or possession
Unauthorized pets
Failure to pay rent, insurance, or any due amounts
Unauthorized filming or commercial use
Internet and TV

Unik Villas Vacation Homes is not responsible for internet, TV, or connectivity issues, as these services are provided by third parties.
Such issues do not qualify for refunds.

Guest responsibilities

Guests are fully responsible for the property, furnishings, and equipment, as well as the behavior of all occupants and visitors.

Violation of community rules may result in:

Fines paid by the guest
Early termination of the stay without refund

Parking

Guests must comply with community parking rules.
Any fines, towing, or penalties are the sole responsibility of the guest.

Visitors

Some communities do not allow visitors.
Guests must notify us in advance if visitors are expected.

Personal belongings

Unik Villas Vacation Homes is not responsible for lost or forgotten personal items.

Maintenance and emergencies

Guests authorize access to the property for maintenance, inspections, or emergencies, with prior notice when possible.

Force majeure

Unik Villas Vacation Homes shall not be liable for force majeure events, including natural disasters, utility failures, government actions, or other events beyond our control.

Jurisdiction

The parties agree that any disputes shall be resolved exclusively in the Courts of Orlando – Florida.
